A BDE’s daily routine spans across three core pillars of the business growth lifecycle:
Lead Qualification & Discovery
- Filtering Intent: Assessing inbound leads to separate casual browsers from high-value buyers.
- Cold Outreach & Networking: Actively hunting for untapped opportunities through LinkedIn, industry events, and corporate databases.
- Need Mapping: Conducting deep discovery calls to understand the prospect's exact pain points, budget, and timeline.
The Strategic Pitch
- Consultative Selling: Presenting the company’s product or service not as a generic commodity, but as a tailored solution to the client’s specific problem.
- Objection Handling: Navigating friction—such as pricing hesitations, market anxieties, or competitor comparisons—using data and institutional facts.
- Value Demonstration: Educating the prospect on the unique value proposition (UVP) that sets the company apart from the crowd.
Pipeline & Deal Progression
- CRM Management: Keeping a meticulous, real-time log of the sales pipeline (e.g., tracking deals from "Contacted" to "Negotiation").
- Closing & Handoff: Securing the initial commitment (or token advance) and smoothly transitioning the client to the account management or operations team.
Responsibility
- Inbound Lead Management: Handle high-intent, pre-qualified inbound leads generated from premium digital funnels. (No random cold-calling; you handle qualified buyers).
- Consultative Profiling: Run deep matchmaking assessments to understand user intent—whether they are looking for immediate end-use residential construction (e.g., Ayodhya Road corridors) or high-yield long-term capital appreciation.
- The Transparency Pitch: Educate prospects on Kharij Dakhil (mutation) concierge system, and verified infrastructure blueprints before asking for a commitment.
- Deal Progression: Move prospects seamlessly from the initial call to unlocking the opportunity, scheduling private weekend site visits, and coordinating with the on-ground registry team.
- B2B Screening (For High-Value Assets): Manage initial screenings and execute non-disclosure agreements (NDAs) for institutional-grade commercial listings (such as our ₹40 Cr Chinhat asset).
Requirements
- Flawless, Articulate Communication: Native fluency in spoken Hindi and sharp, formal English. Ability to sound deeply reassuring, professional, and authoritative over the phone.
- Anti-Broker Mindset: Must have zero tolerance for traditional high-pressure sales tactics, hidden pricing structures, or false commitments.
- Analytical Aptitude: Ability to read and understand basic real estate legal terms (e.g., Khatauni, RERA registration, Mutation status, APF bank numbers) or a strong willingness to master them rapidly.
